Pre-Purchase Structural / Plus Building Inspection

 

AS PER GENERAL PRE PURCHASE CONTRACT A.S. 4349.1 (Appendix A) 2007

A COST SAVING STRUCTURAL report : As per the REIWA purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS + more.

This inspection mainly deals with the condition & integrity of structural elements & some secondary elements that can be conducive to structural defects.

Thermal imaging & moisture testing is included.

STRUCTURAL INSPECTION; ITEMS INCLUDED ARE;

  • Foundations.

  • Floor structure.

  • Walls, (Internally & externally).

  • Testing for structural damp failure.

  • Roof framing, (May include comments on structural Timber pest damage).

  • Steel / concrete / timber supports, (lintols columns, props & beams).

  • Balconies.

  • Suspended Decking.

  • Stairs.

  • Chimneys.

  • Pergolas & Covered Afresco areas.

  • Separate building structures.

  • Dwelling supporting retaining walls.

  • ***PLUS+; ITEMS INCLUDED ARE;

  • The following whilst not deemed as structural are nevertheless inspected by Guardian for safety reasons and may also be highlighted in the report.

  • General physical condition of rainwater systems (Gutters & downpipes) that may be conducive to affecting the structural integrity of the building,

  • Roof covering,

  • Ceilings & attachments, (Where unobstructed & accessible)

  • Window glazing,

  • Moisture testing of showers.

  • Minor wall cracks.

  • Asbestos recommendations (if applicable)

  • Lack of the following electrical safety features (Circuit breakers, smoke detectors). NB; access to meter boxes may be restricted.
