AS PER GENERAL PRE PURCHASE CONTRACT A.S. 4349.1 (Appendix A) 2007
A COST SAVING STRUCTURAL report : As per the REIWA purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS + more.
This inspection mainly deals with the condition & integrity of structural elements & some secondary elements that can be conducive to structural defects.
Thermal imaging & moisture testing is included.
STRUCTURAL INSPECTION; ITEMS INCLUDED ARE;
Foundations.
Floor structure.
Walls, (Internally & externally).
Testing for structural damp failure.
Roof framing, (May include comments on structural Timber pest damage).
Steel / concrete / timber supports, (lintols columns, props & beams).
Balconies.
Suspended Decking.
Stairs.
Chimneys.
Pergolas & Covered Afresco areas.
Separate building structures.
Dwelling supporting retaining walls.

The following whilst not deemed as structural are nevertheless inspected by Guardian for safety reasons and may also be highlighted in the report.
General physical condition of rainwater systems (Gutters & downpipes) that may be conducive to affecting the structural integrity of the building,
Roof covering,
Ceilings & attachments, (Where unobstructed & accessible)
Window glazing,
Moisture testing of showers.
Minor wall cracks.
Asbestos recommendations (if applicable)
Lack of the following electrical safety features (Circuit breakers, smoke detectors). NB; access to meter boxes may be restricted.
