Types Of Inspections

Building inspections are carried out throughout the Perth area.

All building inspection reports provide an analysis of the condition of your property in an easy to read format.

 

*THE PRE PURCHASE STRUCTURAL BUILDING INSPECTION.

A COST SAVING STRUCTURAL report : As per the REIWA purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS.

FOR PRE PURCHASE CONTRACT REQUIREMENTS. A.S. 4349.1 Appendix A 2007

This inspection mainly deals with the condition & integrity of structural elements & conditions conducive to structural defects.

Thermal imaging & moisture testing is included.

STRUCTURAL; ITEMS INCLUDED ARE;

  • Foundations.

  • Floor structure.

  • walls, (Internally & externally).

  • Testing for structural damp failure.

  • Roof framing, (May include comments on structural Timber pest damage).

  • Steel / concrete / timber supports, (lintols columns, props & beams).

  • Balconies.

  • Suspended Decking.

  • Stairs.

  • Chimneys.

  • Pergolas & Covered Afresco areas.

  • Dwelling supporting retaining walls.

  • Rainwater systems & other items that may be conducive to affecting the structural integrity of the building,

    *The following whilst not deemed as structural are nevertheless inspected by Guardian for safety reasons and may also be highlighted in the report if deemed a hazard.

  • Roof covering,

  • Ceilings,

  • Windows,

    *The Provision of a courtesy final inspection checklist is also included.

*THE COMPREHENSIVE BUILDING INSPECTION. (STRUCTURAL + SECONDARY MAINTENANCE).

An overall report including secondary elements: A.S. 4349.1 Appendix C 2007

USED for pre purchase and also special INDIVIDUAL requirements.

This inspection mainly deals with the condition and integrity of structural elements …+PLUS … a range of general non structural maintenance items. (See lists below).

Thermal imaging & moisture testing is included.

STRUCTURAL; ITEMS INCLUDED ARE;

  • Foundations.

  • Floor structure.

  • Walls, (internally & externally).

  • Testing for Damp course failure.

  • Roof framing, (may also include comments on structural Timber pest damage).

*The following secondary NON STRUCTURAL items are also inspected.

  • Shower leaks & screens.

  • Operation of taps, toilets, drains etc.

  • Gutters, Downpipes & valley’s within the parameters of the building.

  • Visible evidence of blocked stormwater systems.

  • Ventilation & mould.

  • Eaves & barges.

  • Roof covering maintenance.

  • Operation of doors, (if locked door keys provided at the inspection)

  • Operation of windows, (if locked window keys provided at the inspection).

  • Damage to Flyscreens.

  • Ceilings (Where unobstructed & accessible).

  • Kitchen, Bathroom & Laundry cupboards, baths & basins

  • Party walls, insulation & sarking.

  • Condition of Paving & Fencing.

  • Sheds & garden retaining walls over 700mm high.

Lack of electrical safety features (circuit breakers, smoke detectors, halogen lighting hazards).  NB access to meter boxes may not always be possible.

*NOTE: Maintenance & Compliance items are not designated as structural.

 


*THE PRE PURCHASE OR ANNUAL TERMITE - TIMBER PEST INSPECTIONS.  

Thermal image & moisture testing included.

Often carried out at the same time as a building report TO. AS 4349.3

This inspection is designed to detect & advise on any past or current Termite & Borer activity, within the building and within the property boundaries to 30m of the main building.

Whilst preventative measures may be advised in the report we do not carry out treatments should we advise. This makes our report unbiased in nature and helps avoid unnecessary expense.

 Note:  Inspection of items are always conditional upon the availability of safe & satisfactory access.

*’STAGED’ NEW BUILD CONSTRUCTION INSPECTIONS.

BRICKWORK / PLATE HEIGHT INSPECTIONS. CHECKS FOR:

  • Quality of brickwork & mortar joints

  • Cracks

  • Positioning and bearing of beams & lintols

  • Roof tie downs & straps

  • Wall tie spacing where visible

  • Level, plumb & square

  • Layout & dimensions of rooms

  • Flashings

  • Cladding

  • Suspended floor structure if visible

  • Compliance with drawings

 

ROOF FRAMING INSPECTIONS. CHECK FOR:

  • Compliance

  • Valley & hip & ridge construction

  • Props / struts & collar ties

  • Ceiling joist support

  • Beam bearings

  • Attached tie downs

  • Size & Spacing of timbers

  • Connectors

  • Truss construction

  • Flashings

 PRACTICAL COMPLETION. CHECKS FOR:

  • Satisfactory practical completion (this may require a snag list)

  • Stairs & balconies

  • Pergola & decking / paving

  • Site drainage

  • Windows & Glazing

  • Doors

  • Sanitary fixtures

  • Kitchen fixtures

  • Smoke alarms & electrical breakers

  • Plumbing

  • Tiling

  • Ceilings

  • Plastering

  • Roof covering

  • Gutters & downpipes

  • Eaves sheeting, fascias & barges

  • Painting

  • Other fixtures included in contract eg floor coverings

  • Site clean

    NOTE; Roofing components & Brick work inspections are part of ‘staged’ inspections. At practical completion stage, roofing and brick work elements will be covered and inspection of these items restricted. For new work, all 3 stages of inspection is recommended.

*THE SPECIAL PURPOSE INSPECTIONS.

These inspections are conducted in relation to individual, specific items or requirements. Such instances may include but are not limited to concerns relating to cracks, sagging ceilings, tree root interference, roof leaks etc.

A special purpose inspection refers to inspecting a particular item of concern only and may or may not be followed up with a written report (depending upon client requirements).
