AS PER GENERAL PRE PURCHASE CONTRACT REQUIREMENTS Including Secondary Elements A.S. 4349.1 Appendix C 2007

A STRUCTURAL report AND overall general maintenance

This inspection mainly deals with the condition and integrity of structural elements & conditions conducive to structural defects and an extended range of general non structural items.

Thermal imaging & moisture testing is included.

STRUCTURAL; ITEMS INCLUDED ARE;

  • Foundations.

  • Floor structure.

  • Walls, (internally & externally).

  • Testing for Damp course failure.

  • Roof framing, (may also include comments on structural Timber pest damage).

  • Steel / concrete / timber supports, (lintols columns, props & beams).

  • Balconies.

  • Suspended Decking.

  • Stairs.

  • Chimneys.

  • Pergolas & Covered Alfresco areas.

  • Separate building structures.

  • Dwelling supporting retaining walls.

    ***PLUS+; ITEMS INCLUDED ARE;

  • The following whilst not deemed as structural are nevertheless (where possible) inspected by Guardian for safety reasons. These may also be highlighted in the report.

  • General physical condition of rainwater systems (Gutters & downpipes) that may be conducive to affecting the structural integrity of the building.

  • Roof covering.

  • Ceiling attachment, (Where unobstructed & accessible)

  • Window glazing.

  • Moisture testing of showers

  • Minor wall cracks.

  • Asbestos recommendations (if applicable).

  • Lack of the following electrical safety features (Circuit breakers, smoke detectors). NB: access to meter boxes may be restricted.

    *And a courtesy final inspection checklist is also included.

    Also; SECONDARY ITEMS INCLUDED ARE;

  • Shower leaks & screens.

  • General in house plumbing; Operation of taps, toilets, drains, hot water working. (if utilities on and connected).

  • Operation of lighting & visible condition of power outlets.

  • Visible evidence of blocked stormwater systems.

  • Ventilation & mould.

  • Gables & barges.

  • Operation of doors, (If unlocked or keys provided)

  • Operation of windows, (If unlocked or keys provided).

  • Damage to Flyscreens.

  • Ceilings (Where unobstructed & accessible).

  • Kitchen, Bathroom & Laundry cupboards, baths & basins

  • Party walls, insulation & sarking.

  • Condition of Paving

  • Condition of boundary Fencing.

  • Sheds & garden retaining walls over 700mm high
